You got my letter · Kansas City
Three days out, the phone rings and the number is twelve thousand dollars lower. Nothing about the house changed. There's a reason that keeps happening, and it isn't bad luck.
The number in my letter came from sales near you. It was my best guess from the outside, and ten minutes on the phone gets you the real one.
No games, no gimmicks. I'll make you the highest offer I can, or pay you $250 and tell you to take someone else's.
Rather just talk? Call or text 816-307-6650. It's my phone and I answer it.
All three are written into your contract, not promised on a phone call. The move is covered up to $1,000, within 25 miles of the house.
Proof, not a claim
Most companies that mail you about your house can't actually close on it. They tie up your contract and then go looking for somebody who can. I know, because they email me trying to sell me the contracts they just tied up. This is my actual inbox.
I have my own money, so my offer doesn't depend on finding somebody else first. That's the whole reason my number can hold when theirs can't.
Why I can pay more
A cash buyer has to discount your house, because they need their money back out of it fast. That isn't greed, it's just how their math works. I have a second way to pay, and it lets me go higher.
Offer A
One lump sum at closing. Fast, simple, done. Take this one if you need the money now, or you just want it behind you.
Offer B
A larger total, paid out over time instead of all at closing. If you don't need a lump sum, this is almost always the bigger number.
My grandfather figured this out with apples. Every grower hauled the whole crop in come October and took whatever the market felt like paying, because the only other option was watching it rot in the barn. So he built cold storage. Same apples, held until February, sold for several times the October price.
He didn't grow a better apple. He just stopped being forced to sell on somebody else's schedule. That's the second offer. A cash buyer has to discount your house because they're selling at harvest. I don't have to, so you don't have to either.
I put both in front of you and explain the difference. You choose.
Before you call
A minute, from me. What the call is like, and what I'd need from you.
What you get
In your hand when you sign. Written into the contract, not promised on a phone call.
Local move paid up to $1,000 within 25 miles. You stay in the house, rent free, right up to closing.
One paid in full at closing. The other paid over time and worth more. I explain both and you pick.
Already have something in writing? Bring it. If I can't beat it, I'll tell you to take it and pay you $250 for your time.
No repairs, no cleaning, no showings. Leave what you don't want. If the house is what you told me, the number doesn't move.
I own rental houses here, so a credit score isn't what stops you with me, and you're first in line on anything that comes open.
My dad and I own this company and we buy houses here ourselves. When you call that number, one of us picks it up.
Where you go next
Most buyers hand you a check and that is the end of their involvement. But if the last couple of years did a number on your credit, the thing keeping you up isn't the closing. It's whether anybody will rent to you afterward.
I own rental houses here, which means I'm the one who decides who gets approved. A credit score isn't going to be what stops you with me.
What I can't promise is that I'll have the right house open on the exact week you need it, so I'm not going to pretend otherwise. What I can do is put you first in line for anything that comes open, and tell you honestly on the call what's realistic for your timeline.
The Straight Answer Guarantee™
I'd rather lose honestly than waste your afternoon.
Already talked to another buyer and got something in writing? Bring it. I'll either beat it, or I'll tell you straight that theirs is the better deal. Either way you end up ahead, and if it's the second one you get $250 for your time.
What has to be true
Your house also has to be in an area I'm currently buying in. I'll tell you that on the first call, before you spend any time. If I make you an offer, this guarantee applies.
Read the full published terms, including how we compare the two numbers.
What happens now
Ten minutes. Tell me about the house and what you're trying to do. I give you both numbers on that call.
Once, to confirm the house is what we talked about. Don't clean, don't fix anything, don't haul anything off.
Both numbers side by side with the trade-offs explained. If neither works, that's a fine answer.
One note on timing. The number in your letter came from comparable sales near you, and those move. As of today I'd be pricing from the most recent ones, so if that letter has been sitting a while, the number I gave you may not be the number I'd give you now.
If I'm not your best option, you'll hear that from me instead of finding out later.
